The terms that apply when you use the Cash Flow Gems website and newsletter.

Agreement and operator
Cash Flow Gems is operated by BijPrestige LLC. These Terms of Use form an agreement between you and BijPrestige LLC. By using the website or subscribing to the newsletter, you agree to these terms and our Privacy Policy.
Educational research only
Cash Flow Gems does not recommend that you buy, sell, finance, lease, or manage any property. Gem Scores, rankings, projections, summaries, and market observations are screening tools for general research. They are not personalized and do not account for your finances, objectives, risk tolerance, legal obligations, or tax circumstances.
Your diligence
You are responsible for independently verifying every material fact, including ownership, listing availability, asking price, property condition, permits, taxes, insurance, financing, rent reasonableness, voucher program requirements, tenant status, and local law. Consult qualified financial, legal, tax, real estate, inspection, and property-management professionals as appropriate.
Data and analysis limitations
Cash Flow Gems may use RentCast listing data, public housing and market information, standardized financial assumptions, and OpenAI-assisted analysis. Third-party and public data may be incomplete, delayed, unavailable, or incorrect. Estimates and opportunities can change without notice. We do not guarantee accuracy, availability, returns, or investment outcomes.
Newsletter subscription
Newsletter signup requires email confirmation. By confirming, you consent to receive Cash Flow Gems emails. You may unsubscribe at any time through the signed link provided in newsletter emails or by contacting support. We may suppress delivery after an unsubscribe, bounce, complaint, suspected abuse, or legal requirement.
Free and Premium plans
The Free plan provides a weekly Top 3 shortlist when issues are available. Premium provides the weekly Top 20 for $19 per month or $190 per year when enrollment is enabled. Stripe processes Premium Checkout, renewals, invoices, payment-method updates, and period-end cancellation. Premium access follows the paid subscription period recorded by Stripe; canceling Premium does not unsubscribe an active Free newsletter subscription.
Acceptable use and intellectual property
You may use Cash Flow Gems content for your personal research. You may not scrape, republish, resell, redistribute, interfere with, reverse engineer, or use the website or newsletter to build a competing dataset or service without written permission. Cash Flow Gems branding, editorial content, ranking presentation, and original analysis remain the property of BijPrestige LLC or its licensors.
Disclaimer of warranties
The website and newsletter are provided on an "as is" and "as available" basis to the fullest extent permitted by law. We disclaim implied warranties, including merchantability, fitness for a particular purpose, non-infringement, and any warranty that the service will be uninterrupted or error-free.
Limitation of liability
To the fullest extent permitted by law, BijPrestige LLC and its owners, personnel, and service providers are not liable for indirect, incidental, special, consequential, exemplary, or investment losses arising from use of or reliance on Cash Flow Gems content.
Changes and governing law
We may update these terms by posting a revised effective date. Continued use after an update constitutes acceptance. These terms are governed by Delaware law, without regard to conflict-of-law rules, except where applicable law requires otherwise.
