Market intelligence

Compare the rent benchmarks behind a disciplined Section 8 screen.

Cash Flow Gems analyzes opportunities rather than attempting to list every property. This directory starts with complete, normalized HUD rent schedules and shows exactly how much usable listing coverage supports each market.

Publication standard

A page earns its place in the index.

Every published HUD page has all five supported bedroom bands, one source year, one HUD geography, and visible provenance. Cash Flow Gems withholds the page after a successful revalidation if that contract fails.

Current opportunity reports face a higher gate: sufficient scored inventory, fresh source data, complete financial metrics, and score-aligned analysis. Sparse or stale markets do not become thin templates.

Current normalized coverage

2026 HUD rent intelligence by market.

Listing coverage is a Cash Flow Gems dataset measure, not a claim about every property for sale. “Matchable” rows have a positive price, a bedroom count, and a non-land property type.

2026 / OH

Cleveland

3-bedroom FMR$1,646/mo

Cleveland combines a large low-to-moderate-price housing inventory with a five-band HUD rent schedule. The useful question is not whether a listing looks inexpensive, but whether its bedroom count, condition, expenses, and local rent support still produce a durable margin after verification.

2026 / MI

Detroit

3-bedroom FMR$1,724/mo

Detroit often produces unusually wide rent-to-price screens, but a low asking price can also be a warning about condition, title, taxes, or block-level operating risk. HUD rent context is most useful here as the start of diligence, not as proof that a property can achieve a target rent.

Memphis

3-bedroom FMR$1,683/mo

Memphis screening benefits from comparing acquisition price with the exact HUD bedroom band rather than relying on a metro-wide rent headline. Investors still need property-specific evidence for condition, insurance, utilities, management, and achievable approved rent.

Indianapolis

3-bedroom FMR$1,907/mo

Indianapolis has a complete normalized HUD schedule in the current research dataset, supporting a bedroom-level rent screen while that contract remains intact. The analysis remains a comparison tool: purchase basis, repairs, taxes, insurance, vacancy, management, and the approved rent determine the actual result.

St. Louis

3-bedroom FMR$1,568/mo

St. Louis has a complete HUD rent schedule in the current Cash Flow Gems research dataset. Because listing coverage can be sparse, this page keeps the observed cohort visible and treats the rent benchmark as context rather than a market-wide conclusion.
